As hard as it may be to believe, things are actually getting much better in the mortgage arena–and fast… Indeed, now is an even better time to buy or refinance than as recently as just last week.
Rates are again nearing a 45-year low, and the Housing Affordability Index is even closer to an all-time high. In addition, eligible first-time home buyers can receive a tax credit of up to $8,000, and the brand-new Making Home Affordable (MHA) plan just came into existence!
Under the MHA, even borrowers with solid payment histories can now refinance, if:
- Their loan is owned or securitized by Fannie or Freddie (as are many conventionals),
- They occupy the house at issue,
- Their first mortgage doesn’t exceed 105% of FMV, and
- They have sufficient income to support the new debt.
This is stunning (in a good way, for a change)! Like I’ve said before, these are the closest things to gifts (to present and future homeowners) we’ll see for a good while to come.
Remember, however, the rules associated with these new forms of “stimulus” are complex, but don’t worry because our professionals are already up-to-speed.
